Mixed-Use Developments

Urban, In-fill Mixed Use Developments

For over a decade, Gerrard Corporation has dedicated special focus to revitalizing downtown cores. During this time, we’ve worked to reintroduce buildings that offer quality housing for professionals and seniors—combined with commercial components—to best fit the needs of these downtown areas. By partnering with cities, we, along with our other partners, have explored alternative land uses. One that’s become increasingly popular is downtown residential/commercial developments. The key to their success is selecting a convenient location—one that’s green by nature and within walking distance of restaurants, entertainment, healthcare, recreation, and shopping—while maintaining close proximity to downtown workplaces. Metropolitan Market Place, located in Rochester, Minnesota, is our most recent example of green, urban revitalization. Our urban, in-fill mixed use developments include:

  • The Maxwell –include 36 senior housing units and more than 3,000 square feet of commercial space. The Maxwell is phase one of a multi-phase 17-acre housing community.
  • Metropolitan Market Place: located in Rochester, Minnesota, our most recent example of green, urban revitalization
  • Gateway Terrace: another high-end alternative living ownership residences located in downtown La Crosse, Wisconsin; the building provides spacious condos on floors one through three, while a 2,000 square foot office occupies the ground level; includes grade-level, heated parking garage designed so that it’s not visible from the street

Other examples of Gerrard Corporation in-fill/revitalization projects include these campus-convenient housing developments, providing secure, quality, energy-efficient student living alternatives, while revitalizing the area as walkable, livable neighborhoods:

  • The Ave, La Crosse, WI
  • University Falls, River Falls, WI
  • University Point, Stevens Point, WI
